Jim, Rhonda and their daughter Shannae personally manage all rental properties, there are no employees or salaried staff - (employees who in most cases don't own investment properties themselves and get paid every week whether your property is mis-managed or vacant).
We understand that while a property is vacant it is not only costing our clients money, but ourselves as well. We will NOT compromise our selection process for the sake of a few days rent. These days you not only need a good Property manager but more importantly, a vigilant Risk Manager. With the ever increasing risk of litigation, a Property Manager must inspect all properties under management on a regular basis, and in doing so, see if there are any faults, repairs and maintenance that should be fixed either immediately or within the near future, thus reducing the risk of injury to the tenant/s. All such faults are brought to the attention of the owners in their regular inspection reports.
With more than four decades of combined experience in the industry, we have learnt to work smarter and not harder. We are in a very enviable position that we can pick and choose which property to manage. This has resulted in one of the lowest vacancy rates of any Agency in Cairns.
A very popular service we provide are the digital photographs (approx 10-15) taken during our regular four monthly inspections. The photographs are emailed the same day as the inspection to our clients. In addition, you will receive a detailed inspection report. We guarantee all our clients, if they have not received a report and the photographes by the commencement of the fifth month, NO management fees for the fourt month shall be charged. Property inspections are carried out every four months, the tenants are sent the following letter advising of requirements for our inspection : "Dear Tenant, As part of our ongoing service to our landlords, you would be aware that our office carries out quarterly inspections of the property. The main objective of these inspections are two-fold: (1) ensure tenants are maintaining the property (2) check on any repairs / maintenance issues that need attention. The following is a guide, outlining how we expect the property to be presented inside and out for our periodical inspections.
We would request that any dogs on the property be secured so as we may access all areas of the property. Your co-operation in the above matters will assist both of us in maintaining your tenancy. THANK YOU." | |||||||||
